We are seeking a strategic and experienced Principal Portfolio Manager to lead the management and performance of property portfolios across Road, Rail, Marine, and Commercial assets. In this senior role, you will drive South Australia’s infrastructure and investment priorities by delivering expert portfolio oversight, strategic asset planning, and governance in line with international best practice, including ISO55000 standards.You will prepare and implement strategic asset management plans for individual assets and across the portfolio, ensuring alignment with corporate governance frameworks and maintaining the integrity of property records and databases. Your responsibilities include managing financial risks, analysing portfolio performance, and forecasting revenue to support informed decision-making. You will negotiate and manage property and lease agreements, provide high-level advice and reporting to senior stakeholders, and contribute to strategic initiatives that optimise the use, value, and performance of infrastructure assets.This is a rare opportunity to lead a diverse property portfolio, influence infrastructure outcomes, and work collaboratively with internal and external stakeholders to deliver sustainable, high-performing assets for South Australia.About you
You are a strategic and experienced professional with a proven track record in senior property or portfolio management. You excel at engaging stakeholders, leading complex negotiations, and influencing outcomes, consistently delivering innovative solutions that align with Divisional and Departmental objectives. Your expertise in financial analysis, forecasting, and budget management supports informed decision-making and ensures strong portfolio performance.Thriving in environments requiring autonomy and leadership, you can set priorities, manage competing demands, and achieve results within tight deadlines. You bring excellent written and verbal communication skills, capable of delivering persuasive presentations, reports, and briefings to senior audiences.With strong research and analytical skills, you make evidence-based, balanced, and timely decisions using sound professional judgement. Committed to innovation, you can lead and drive change in multi-disciplinary teams, fostering collaboration and continuous improvement while maximising the performance and strategic value of assets.Educational Qualifications / Licenses
  • Tertiary qualifications in Property, Business, and/or Law highly desirable.
  • A current drivers’ license is essential.
Special Conditions
  • A National Police Check (NPC) is required prior to employment in the Department for Infrastructure and Transport which must be renewed every three years.
  • Some out of hours and weekend work, along with some intra/interstate travel requiring overnight stays, may be required.
