The company values proactive management, effective communication with stakeholders, and continuous improvement in operations to maintain its position as an industry leader.Their mission is to excel in the provision of a first class entertainment experience through dedicated staff with a focus on the customer and on continuous growth and responsiveness.Job DescriptionPurpose of the Position:Primary responsibility for building services management across the property and cinema portfolio for Australia and New Zealand.Key responsibilities
  • Manage building and essential services across the property and cinema portfolios for both AU and NZ, including relevant office locations (eg. Mechanical, vertical transportation, fire protection and safety, building services compliance etc);
  • Manage allocated minor capital works projects with particular focus on building and essential services for both property and cinema portfolios;
  • Manage, review and arrange RFP's and/or tenders for building services contracts for both property and cinema portfolios (eg. Electricity, mechanical, vertical transportation);
  • Ensure all invoices when received are processed and regularly approved in Yardi;
  • Prepare and monitor relevant operational budget categories across the property and cinema portfolios, particularly as they relate to building and essential services and other portfolio wide activities (eg. Electricity);
  • Develop strategy (5-year plan) for future building services upgrade / replacement and align with corporate capital budget program;
  • For newly purchased equipment in both property and cinema, create and maintain a robust system to track and record warranty and maintenance schedules, ensuring final inspections and coordinate handover occurs prior to the expiry of the Defects Liability Period;
  • Maintain knowledge of all cinema lessee obligations, pertaining to compliance, maintenance and replacement of equipment.
  • Proactively manage all landlord capital works obligations as they relate to cinema building services
  • Provide cinema operations team with monthly cinema WIP schedule.
Additional Responsibilities
  • Interact with 3rd party property and facility managers regarding plant upgrades, capital upgrades and major R&M;
  • Manage and review existing operating contracts and initiate opportunities and retendering where appropriate, working closely with relevant CM's.;
  • Drive improvement in the level of procurement for all maintenance and annually demonstrate that the property portfolio runs an efficient and price competitive procurement operation that provides value for money i.e. regular reviews of all contracts alongside CMs
  • Supporting the CMs ensuring management of maintenance of the property portfolio sufficient levels relative to our patron's expectations;
  • Provide correspondence when required to tenants advising of any updates to major works or compliance requirements;
  • Update property portfolio maintenance and ongoing R&M tracking report alongside CMs at defined regular periods (eg. Fortnightly or as otherwise agreed);
  • Maintain the asset list of plant and equipment for each freehold owned property;
  • Assist the CMs with Health & Safety ensuring all sites are working with the online induction tool;
  • Management of all insurance claims for property sites, in conjunction with LA office based company insurance coordinator and following the Client insurance procedure.
  • Oversee and coordinate small to medium tenant fitout works and lessor works, working closely with the onsite Centre Managers.
The Successful ApplicantThe successful candidate for the Facilities Supervisor position would ideally possess:Extensive Facilities Management Experience: Demonstrated experience in facilities management. The candidate should have a strong understanding of building services and compliance requirements, along with a track record of effectively managing maintenance and capital projects.Strategic Thinker with Strong Analytical Skills: The ideal candidate would exhibit strategic thinking and analytical skills, capable of developing and executing long-term plans for building services upgrades and replacements.
